Property Editorial
This unique hobby farm in the prestigious Spring Creek estate has four clear zones.
The front has been extensively revegetated with indigenous species to provide privacy and to enhance the land for wildlife. It contains a 1.5mgl dam (with a landing for the herons) fed from the hills across the road and several stands of mature trees.
The residential zone has an architect inspired, owner supervised, solid brick, north facing, passive solar home with 3 bedrooms , main with ensuite and WIR and built in robes in the other two, two inside living areas and a sala on the south side for summer living. The kitchen is timber and there are original timber benchtops in both bathrooms and the laundry. The house is designed to catch the winter sun on a tiled perimeter and is heated efficiently simply by a wood heater although there is also an efficient open fire in the second living area. The design allows cross ventilation and with wide verandahs on both sides, during the last summer did not ever get above 28. There is an outside spa within a fenced garden setting. A large double garage completes the house. The property is now connected to the NBN through wireless broadband.
A substantial (10sq.m) concrete block barn divided into 5 rooms provides a fantastic working space for the hobby farmer. There is a workshop with roller door, a laboratory, a studio with two loft spaces, a winery with roller door for easy access and a cellar.
The roof surface of these two buildings provides sufficient water to fill the 27,000gallon tanks which have proved to be a more than adequate water supply. There is a 1Kw solar system with the capacity for another couple of PV panels and the HWS is a Quantum solar heat pump. . The reed bed septic system is an attractive and efficient method of dealing with grey and black waste.
The farm zone consists of: a vineyard of 500 vines, 8 rows of shiraz and 2 of merlot which were planted in 2000-2002 so are now fully mature producing sufficient grapes to provide on average 3 barrels of wine. The vineyard is irrigated from the dam via an automated system;
An orchard of 40 varied fruit and nut trees which are now mature and producing heavy crops and 20 mixed olive trees which can produce up to 50l of olive oil as well as pickling varieties. There is a system of watering hoses from the dam for the orchard;
A large vegetable garden, with water available from both the dam and the tank, is supported by two compost bins;
All the above are surrounded by rabbitproof fencing and perimeter screening of eucalypts and wattles.
The final zone is the natural open woodland which is bisected by a winter creek and which has had some additional indigenous revegetation
Spring Creek Estate is equidistant to central Bendigo and Maldon , 20 min from Kangaroo Flat and 35 from Castlemaine stations.
