Rob gave excellent advice on preparing the property for sale. He had a positive attitude and expected a good result. He marketed the property well and got the job done with with no stress for us whilst keeping us well informed. We were very happy with the result.
Daylesford 5 Camp Street
'GOODMAN HOUSE' Circa 1890
Built in 1890, in Hepburn Springs, 'Goodman House' was built as the summer residence for the General Manager of the Board of Works. In 1910, it was sold and moved, along with its 'stable', to its present site in Camp St, and set down on dry stacked brick piers and a walk down cellar.
'Goodman House' sits within Daylesford's Historic Precinct, a few minutes walk to the Botanical Gardens, and to the main shopping precinct and many of the town's fine restaurants. The property boasts fine westerly views over the township of Daylesford and the Wombat State Forest, a hedged front offers excellent privacy, and a rear driveway with easy access to stable and residence. There are some substantial old trees set in an herbaceous garden, including a spreading 70 year old Japanese Maple, some ancient fruit trees, a rare 'Draculana', hundreds of spring bulbs and over 80 roses.
Features of the house include a solid Mahogany back/garden door, once a shop entrance on 'The Strand' in London and dated at 1815. The Finials on the Conservatory came from the Dome of the Melbourne Exhibition Building, and the copper weather vane is late 19th Century French. Glazed internal doors to the main living room and conservatory are 19th Century Parisian (oak) and were added during the restoration of the house. Interior floors are original, and the front verandah was rebuilt from the ground up in 2004.
There are 3 bedrooms; 2 bathrooms – one with an English enamel bath; a large sitting room with open fireplace; a second sitting/dining room with open fireplace; a cook's kitchen with a 7 hob gas English 'Belling' stove and operating wood stove; a Grand Conservatory; library/study; generous laundry/mud room; and rear vestibule to the cellar, garden and stable. In all, including the wood stove, there are 4 operating fireplaces, gas fired hydronic heating and the house is fully insulated. There has been extensive interior additions of panelling, quality light fittings and curtains (lined and interlined), and a substantial bay window to the small sitting room.
Recently there has been a complete restoration and then further renovation of both house and stable. This is surely one of the town's finest residences in a highly sought after locale.
